WXZ Proposes New Homes with First Floor Master Suites at the Former Marathon Site on Lake Avenue

WXZ Development is proposing to redevelop the former Marathon Gas Station site on Lake Avenue into 5 new residential homes with first-floor master suites. The proposed project represents an opportunity to transition the property from a heavy commercial use as a gas station and car repair shop into a residential use in line with the majority of properties on Lake Avenue.

WXZ is an experienced residential developer in this region, with much of its recent residential work happening in the University Circle neighborhood and in Rocky River. They have partnered with Dimit Architecture for the design of the project. Dimit has been involved in many projects throughout Lakewood and has its headquarters operation on Detroit Avenue.

This project will be going through the Planned Development zoning process. This process is thorough, requires multiple steps and meetings, and includes City Council, Planning Commission and the Architectural Board of Review (ABR). Planning Commission will be reviewing and discussing the topics related to land use and ABR will review and discuss the topics related to the design and architecture of the buildings.

The project will be introduced to City Council at its meeting on Monday, March 4th. Following a referral from City Council, the project details will first be presented at the March 7th Planning Commission meeting at 7:00 pm, and the March 14th ABR meeting at 5:30 pm. Both meetings are held in the City Hall Auditorium. Planning Commission meets the first Thursday of every month, and ABR meets the second Thursday of every month. Both meetings will serve as the opportunity to introduce the project.
