Pre-Review Meetings start at 6:00 P.M.

Review Meetings will commence at 6:30 P.M.  You (or representative as designated in writing to the Secretary of the Board) MUST attend the review meeting in order for an application to receive review.

Applicant Mark Reinhold, Architect proposes the construction of a front porch addition.  Property is located in an R1H, Single-Family, High Density district.

First Variance: Pursuant to Schedule 1121.07 Minimum yard requirements (Ord. 91-95. Passed 10-7-1996), the minimum front yard side yard allowed for a primary structure is 40 feet.  Addition of the new front porch reduces the front yard to 36 feet 11 inches, as proposed.  Requires a variance of 3 feet 1 inch.

Second Variance: Pursuant to Schedule 1121.07 Minimum yard requirements (Ord. 91-95. Passed 10-7-1996), the minimum side yard allowed for a primary structure is 5 feet, or no closer than the existing wall of the  primary structure.  Addition of the new front porch reduces the side yard to 2 feet 10.5 inches, as proposed.  Requires a variance of 2 feet 1.5 inches.

Third Variance:  Pursuant to Schedule 1121.07 Minimum yard requirements (Ord. 91-95. Passed 10-7-1996), the minimum total for both side yards is 15 feet.  Addition of the new front porch reduces the total to 14 feet 8 inches, as proposed.  Requires a variance of 4 inches.

Applicant George Wilburn, K&G Construction/Concrete proposes the construction of a garage.  Property is located in an R1H, Single-Family, High Density district.

First Variance:  Pursuant to Section 1121.10 Additional Accessory Structure Regulations (Ord. 32-16. Passed 9-6-2016), accessory structures (R1H District) constructed of wood shall not be located less than eighteen (18) inches from any lot line.  The newly constructed garage at 2052 McKinley is at 12” and requires a variance of 6”.

Applicant Bobby Rolen, Rolen Brothers Fence Co. Inc. proposes the installation of a fence.  Property is located in an Industrial district.

First Variance: Fencing in front of the building line and parallel to the public right-of-way shall not exceeds 42 inches above grade.  The proposed fencing is at a height of 72 inches.  A variance (30 inches) is requested pursuant to Section 1153.02 Fence Regulations (Ord. 91-95. Passed 10-7-1996; Ord. 24-98. Passed 5-18-1998; Ord. 61-2004. Passed 7-6-2004; Ord. 124- 05. Passed 2-6-2006.)

Second Variance:  Fencing in front of the building line and parallel to the public right-of-way shall not be situated further than 8 feet from any part of the structure.  The proposed fencing will extend to 54 feet from the structure.  A variance (46 feet) is requested pursuant to Section 1153.02 Fence Regulations (Ord. 91-95. Passed 10-7-1996 ; Ord. 24-98. Passed 5-18-1998; Ord. 61-2004. Passed 7-6-2004; Ord. 124- 05. Passed 2-6-2006.)

Third Variance:  Fencing in front of the building line and parallel to the public right-of-way shall not include a gate.  The proposed fencing includes a gate.  A variance is requested pursuant to Section 1153.02 Fence Regulations (Ord. 91-95. Passed 10-7-1996 ; Ord. 24-98. Passed 5-18-1998; Ord. 61-2004. Passed 7-6-2004; Ord. 124- 05. Passed 2-6-2006.)

Applicant and property owner, Laura Dezort proposes the construction of a garage and laundry room.  Property is located in a R1M, Single-Family, Medium Density district.

First Variance:  The maximum primary lot coverage for the R1M district is 25%.  With a lot size of 6,582 square feet, the proposed addition will exceed the allowable primary lot coverage (1,660 sq. ft.) by an additional 2% (135 sq. ft.).  A variance (2%) is requested pursuant to Section 1121.09 – Maximum Lot Area Coverage (Ord. 91-95. Passed 10-7-1996.)

Second Variance:  The minimum rear yard in R1M district is 40 feet.  The addition reduces the rear yard setback to 35.3 feet.  A variance (4.7 feet, as proposed) is requested pursuant to Section 1121.07 – Minimum Yard Requirements (Ord. 91-95.  Passed 10-7-1996).

Third Variance:  The allowable rear lot coverage for a garage in the R1M district is 480 square feet.  The proposed garage (557 square feet) exceeds the allowable rear lot coverage by 77 sq. ft. to cover 32% of the rear yard.  A variance (77 square feet) is requested pursuant to Section 1121.03 – Permitted Accessory Uses (Ord. 91-95.  Passed 10-7-1996).

Fourth Variance.  Accessory structures constructed of wood in the R1M district shall not be located less than 3 feet from any lot line.  The proposed garage will be located 1.4 feet from the rear (western) property line.  A variance (1.6 feet, as proposed) is requested pursuant to Section 1121.10 – Additional Accessory Structure Regulations (Ord. 32-16.  Passed 9-6-2016.).

Fifth Variance.  Accessory structures constructed of wood in the R1M district shall not be located less than 3 feet from any lot line.  The proposed garage will be located 1 foot from the side (southern) property line.  A variance (2 feet, as proposed) is requested pursuant to Section 1121.10 – Additional Accessory Structure Regulations (Ord. 32-16.  Passed 9-6-2016.).
