Pre-Review Meetings start at 6:00 P.M.

Review Meetings will commence at 6:30 P.M.  You (or representative as designated in writing to the Secretary of the Board) MUST attend the review meeting in order for an application to receive review.

Applicant Mark Reinhold, Architect proposes the construction of a front porch addition.  Property is located in an R1H, Single-Family, High Density district.

First Variance:  The minimum front yard (building line) for this parcel is 40 feet.  The addition of the new front porch reduces that front yard to 37 feet, 6 inches.  A variance (2 feet, 6 inches) is requested pursuant to Section 1121.07 – Minimum Yard Requirements (Ord. 91-95.  Passed 10-7-1996).

Second Variance:  The minimum side yard for the R1H district is 5 feet, or no closer than the existing wall of the primary structure.  The addition of the new front porch reduces the side yard further than the existing wall of the primary structure to a new distance of 2 feet, 10.5 inches.  A variance (7.5 inches, as proposed) is requested pursuant to Section 1121.07 – Minimum Yard Requirements (Ord. 91-95.  Passed 10-7-1996).

Third Variance:  The minimum total for both side yards within the R1H district is 15 feet.  The addition of the new front porch reduces the combined total of both side yards to 14 feet, 5 inches.  A variance (7 inches, as proposed) is requested pursuant to Section 1121.07 – Minimum Yard Requirements (Ord. 91-95.  Passed 10-7-1996).

Applicant, Gerald Weber, Architect, proposes an addition to an existing garage.  Property is in the R1H, Residential, Single-Family, High Density district.

Variance:  Accessory structures in the R1 district shall not exceed 15 feet in height above grade.  The gable roof of the proposed garage provides a mean height of 19 feet.  A variance (4 feet) is requested pursuant to Section 1121.05 (b) Height Regulations (Ord. 91-95. Passed 10-7-1996).

Applicant, Shannon Schur, Property Owner, proposes a rear addition.  Property is in the R1H, Residential, Single-Family, High Density district.

Variance: The minimum rear yard for R1 district is 40 feet.  The proposed addition reduces the rear yard further to a new distance of 28 feet, 6.5 inches.  A variance (5 feet, 5.5 inches) is requested pursuant to Schedule 1121.07 – Minimum Yard Requirements (Ord. 91-95.  Passed 10-7-1996).

St. James Church 

Applicant, Dru Siley, Agent, proposes a lot split.  Property is in the C2, Commercial, Retail district.

Variance: The minimum rear yard depth for C2 district is ½ the height of the building, but in no case less than five feet.  The proposed lot split reduces the rear yard for the St. James School Building (45 feet in height) from the required 22 feet to a new distance of 5 feet.  A variance (17 feet) is requested pursuant to Schedule 1129.06 – Yard Requirements (Ord. 12-11.  Passed 5-2-2011).
