Applications are submitted to the Department of Planning and Development and are due before noon on the above indicated dates. It is recommended to submit them prior to the application deadline for review of completeness. Late or incomplete applications cannot be accepted. 

Pre-Review Meetings start at 6:00 P.M. in the East Conference Room (adjacent to the auditorium) of Lakewood City Hall. Use the rear northeast entrance to the Auditorium.

Review Meetings will commence at 6:30 P.M. in the Auditorium of Lakewood City Hall located at 12650 Detroit Avenue unless otherwise indicated. You (or representative as designated in writing to the Secretary of the Board) MUST attend the review meeting in order for an application to receive review. Use the rear northeast entrance to the Auditorium.

Applicants Peggy Sammon and Joe Lobozzo propose the construction of a two-story addition on the rear of an existing single-family home, along with a small extension on the front of the attached single-story garage. The property is located in the R1M, Single-Family Medium Density district.

First Variance: Minimum rear yard required is 40 feet. Proposed addition places the rear foundation 6 feet 8 inches from the rear property line. Request 33 feet and 4 inches to reduce rear lot setback and build addition as proposed. Pursuant to section 1121.07 (Ord. 91-95. Passed 10-7-1996.)

1468 Riverside Drive 

Applicant Daniel Margulies, Daniel Margulies Co., Inc. propose to convert a two-family residential structure into a single-family home and install a new fence. The applicant proposes the addition of an unroofed patio deck on the second-floor roof. The proposal requires several area variances. The proposal has been approved with conditions by the Architectural Review Board. The property is in the R2, Single- and Two-Family Residential District

First Variance: The maximum height of an unroofed patio deck is 42 inches. The proposed is 18 feet and 3 inches above the allowable 42 inches. Request a variance to exceed the maximum allowable height by 18 feet and 3 inches. Pursuant to section 1123.07(Ord. 91-95. Passed 10-7-1996.)

Second Variance: The area of the proposed unroofed patio deck is 352 sq. ft.. The maximum allowable size is 300 sq. ft. Request a variance to exceed maximum allowable area by 52 sq. ft. 1123.03(d)    (Ord. 24-98. Passed 5-18-1998.)

Third Variance: Fences in front of the building line must be 36 inches high or less. Request a variance to place a 4 foot 6-inch-tall fence in front of the building line.
