At the August 15, 2019 review meeting, Marguerite O’Donnell, property owner and applicant proposed the construction of a small screened porch on the rear of her home, reducing the rear yard size to 29 feet, 10 inches. The requested variance was approved.
A second variance to exceed maximum primary lot coverage was omitted erroneously from the August 15 meeting. Acting Board Chair Mr. Amendola requested a special meeting to hear the request.
The allowable lot coverage for a primary structure (house) is 25%, and the existing home covers 32%. The proposed screened back porch is 77 square feet, requiring a variance to increase lot coverage from 1.7% to 33.7%, pursuant to section 1123.09( a) – maximum lot area coverage. The property is in an R2, Single and Two-Family district.
