OLD BUSINESS

Docket No. 09-21-19
2051 Lakeland Avenue

Property owners Scott and Cindy Eschweiler propose demolishing the existing garage and one of the existing rear decks. They propose building an 1,008 sq. ft. garage and a 235 sq. ft in-ground swimming pool. The rear lot will be 2,840 sq. feet. Maximum allowed rear lot coverage is 25% of the total rear lot which is 710 square feet. The proposed garage covers 35.5% of the rear yard which is 10.5% or 298 square feet more than is allowed. The proposed in-ground swimming pool increases rear lot coverage by an additional 8% or 235 square feet. The code requires the in-ground pool to be placed a minimum of 10 feet from the side property line, the proposal places the pool at 4 feet from the side lot line which requires a 6-foot variance. In all three variances are requested to build the proposed garage and inground swimming pool. The property is in the R1H, Residential Single-Family High-Density District.  Pursuant to section 1121.09(c) – maximum lot coverage.

NEW BUSINESS

1223 Gladys Avenue

Property owners Jacob and Wendy Hummer propose building a deck that is 184 square feet in area. The proposed structure will reduce the rear yard size to 28.5 feet, minimum rear yard setback is 30 feet for attached decks. Request a variance of 1.5 feet to construct attached 184 square foot deck as proposed. The property is in the R2, Residential Single- and Two-Family District.  Pursuant to section 1123.03(d) – permitted accessory uses.

Ken Perrin, Artistic Renovations, applicant proposes demolishing the existing attached two car garage and replacing it with an attached three car garage. The required side yards in the R1L district are that each side yard must be a minimum of 10 feet, and their combining total must be at least 25 feet. The existing east side yard is 4.7 feet, the proposal would reduce the existing west side yard from 35 feet to 5 feet. The request is for two variances,

  • Request to reduce the west side yard by 5 feet from the required 10 feet.
  • Request to reduce the combined side yard total from 25 feet to 9.7 feet.

The property is in the R1L, Residential Single-Family Low-Density District.  Pursuant to section 1121.07 – minimum yard requirement for principal buildings.

Theresa Boylan, Old World Classics, applicant proposes demolishing the existing house and constructing a new primary structure with attached garage. The proposal includes a second story unroofed patio deck that is 186 square feet in area, and the deck is 138 inches above grade. The maximum allowable elevation is 42 inches. Request a variance to exceed maximum allowable height of the unroofed patio deck by 96 inches. The property is in the R1H, Residential Single-Family High-Density District.  Pursuant to section 1121.09(a) – maximum lot area coverage.

Property owner Mike Paunovic proposes building a garage in the side yard. The construction of the garage as proposed will requires two variances.

  • Request is to place the garage in the side yard as proposed; garages are permitted only in the rear yard.
  • Request is to exceed the maximum allowable size of an accessory structure by 320 sq. ft; proposed garage is 800 sq. ft. in area and 9’8” in calculated height. The maximum size permitted is 480 sq. ft.

The property is in the R2, Residential Single and Two-Family District.  Pursuant to section 1123.09(c) – maximum lot area coverage.  *This item is deferred administratively until the meeting in November.
