Pre-Review Meetings for the Board begin at 6:00 p.m. in the Council Conference Room. Review Meetings will commence at 6:30 p.m. in the Auditorium of Lakewood City Hall located at 12650 Detroit Avenue unless otherwise indicated. You or your representative MUST attend the review meeting in order for an application to be reviewed. Please use the western entrance.

Suzanne Bednarchik, property owner and applicant has withdrawn her request for a fence in the front yard.  The item was deferred from the July meeting.

Murph Hanna, property owner and applicant requests a variance of 88” to add an access door from the 2nd floor of the primary structure to an un-roofed patio deck that is 170 sq. ft. 10’, 10” above grade.  Per section 1121.03(d), permitted accessory uses, which requires an un-roofed patio deck is placed 42” above grade or less.  The property is located in an R1M – Single Family, Medium Density district.

James Gibson, property owner and applicant requests a variance of 90″ vertical inches to build a 50 sq. foot un-roofed patio deck at 11′ above grade. The applicant has postulated that the proposed structure is a balcony and not an un-roofed patio deck and thus does not require a variance – pursuant to section 1121.03(d), permitted accessory uses  The property is located in an R2 – Single and Two-Family district.

Chad Thompson, Town West Realty, applicant the review and approval of a variance in order to build a new garage 24 feet in height.  Calculated height is 18′. The request is a variance for 3 vertical feet. The allowed height is 15 calculated feet – pursuant to section 1123.05(b), height regulations.  The property is located in an R2 – Single and Two-Family district.

Corey Gregg, property owner and applicant requests the review and approval of two variances to build a 20′ x 20′ garage 6″ from the rear lot line and 12″ from the side yard:

  1. A variance of 12 inches to place the accessory structure 6 inches from the rear property line.
  2. A variance of 6″ to place the accessory structure 12 inches from the side property line,

-pursuant to section 1121.10(a)(2), additional accessory structure regulations.  The property is located in an R1H – Single Family, High Density district.
