Paul Blesi, property owner and applicant requests the review and approval for a variance request to build an addition 6’x 15’ feet in the side yard.  Request has been amended to place the addition’s foundation wall 3 feet from the north side property line. The required minimum distance is 5 feet. The addition as proposed would require a variance of 2 feet from the minimum 5 foot setback required in the R2 district per 1123.07.  The proposed addition requires ABR design approval.  This item was deferred from the June meeting.

Suzanne Bednarchik, property owner and applicant requests to place a 3 foot  high “ wooden cross-buck paddock” fence parallel to the public right of way, 1 foot from the public right of way for the length of the frontage of the property excepting the driveway,  56 feet*.  The requirement is that no fence be placed in front of the building line per 1153.02(a).  The variance request is 29 feet* from the required 30 feet per 1153.02(a).  The fence requires ABR design approval.  (*to be field verified by owner or owner’s agent.)  The property is located in an R1H – Single Family, High Density district.

Brian Kauffman, AODK, Inc., applicant requests two variances:

  1. Request to increase the non-conformity of the primary structure. The current foundation is 24 feet from the public right of way, the proposed addition would place the foundation is 16 feet from the public right of way in the front yard. The variance request is for 14 feet* from the required 30 foot front yard setback per the Building Line Map and per Schedule 1121.07.  (*to be verified by owner or owner’s agent.) 
  2. Request for a variance of 14 feet* to place a fence in front of the building line. No fence is allowed in front of the building line per 1153.02(a).  (*to be verified by owner or owner’s agent.)

The proposed addition, fence and additional covered walkway/porch require ABR design approval.   The property is located in an R1L – Single Family, Low density district.
